We work with our brokers to understand their client’s background and finance requirements so that we can provide an attractive alternative to bank funding. Typically, we lend between $1M to $10M per loan, on terms of up to 18 months for any commercial purpose. We can take security over most real property, including residential houses, units, factories, commercial offices, retail stores, and vacant land, in most capital cities and major towns along the eastern seaboard.

Investment Loans

Our borrowers may be looking to acquire a site for development or seeking bridging finance whilst they negotiate plans and permits.

We also provide cash-out loans on residual stock.

Construction Loans

We offer construction loans to select borrowers who can provide first mortgage security on residential, commercial or industrial property. Loans are tailored to borrower and project circumstances.

Second Mortgage Loans

We can consider second mortgage loans for strong sponsors with a track record.

Our Borrowers

Our borrowers are a diverse mix of private property investors and developers. Often, they will have good assets and established relationships with the major banks but now need or want an alternative option for financing.

Our Funding

Our loans are 100% funded by our investors. Many of our investors are repeat investors with between $100,000 to several million in several mortgage investments. Loans may be funded by multiple investors or a single investor. Our investors invest through a managed investment trust.

Loan Structure

TierONE Capital is responsible for end-to-end loan assessment and management. TierONE Capital is an authorised representative of AUS Finance Group (AFSL 470573). AUS Finance Group operates a managed investment scheme, through which investors participate. AUS Finance Group’s custodian, Perpetual Corporate Trust Limited, will appear on the title of the borrower’s security asset.
