You select which individual loans you invest in to build your own portfolio of income producing investments. Investors are currently receiving rates between 7.00% and 12.00% p.a. for loans secured by a first mortgage. There is no minimum investment amount required to participate.

How Does It Work?

1. TierONE Capital presents you with a range of income investments, with different terms, locations, durations and returns.

2. You select which investments are right for you and you determine how much to invest in each.

3. Funds are transferred from your Cash Units to the investment you have selected, and you start earning higher income immediately.

How Do You Benefit?

Regular Income

Investments pay income either monthly, quarterly or at the end of the investment term (6 to 18 months).

Mortgage Secured

Investments are secured by registered mortgages on Australian property.

TierONE Capital offers a range of investment opportunities secured by registered mortgages held over real property in Australia. Opportunities are available to wholesale clients and sophisticated investors, and are predominantly made via the TierONE Capital Mortgage Fund.

What is the TierONE Capital Mortgage Fund?

The TierONE Capital Mortgage Fund (the Fund) is a managed investment scheme that provides eligible investors with access to a diversified portfolio of registered mortgage investment opportunities. The Fund aims to provide investors with income derived from loans.

The Fund is a contributory fund and provides investors with the ability to select investments with projected returns, terms and risks appropriate to the investor’s individual needs and risk profile.

Who can invest in the TierONE Capital Mortgage Fund?

The TierONE Capital Mortgage Fund (the Fund) is only available to wholesale clients as defined by section 761G of the Corporations Act 2001 (Cth) (the Act); sophisticated investors as defined by section 761GA of the Act; or any other investor to whom a disclosure document is not required to be given pursuant to part 7.1 of the Act.

Investors will be asked to provide evidence of their eligibility on registration and on an ongoing basis.

What is the minimum investment amount?

There is no minimum investment amount to participate in a TierONE Capital investment opportunity.

How often do investors receive distributions?

Distributions are typically paid to investors quarterly, although some interest distributions occur upfront, monthly or at maturity. Distribution frequency will be stipulated in the Supplementary Information Memorandum provided with each opportunity.

Who should I speak to prior to participating in the TierONE Capital Mortgage Fund (the Fund)?

We strongly encourage prospective investors to speak with their financial planner, accountant or a finance professional before choosing to invest in the Fund. As with any investment, there are risks involved. Return of capital is not guaranteed and the Fund is exposed to risks including credit risk, liquidity risk, interest rate risk, and market risk. Please refer to the Information Memorandum and Supplementary Information Memorandums for an explanation of some of the risks involved.
